Darmstadt: aam2core expands office space lease to law firm MOOG to a total of 3,400 square meters and extends the lease long-term

Frankfurt am Main/Darmstadt, June 16, 2026 – Real estate-focused investment and asset manager aam2core and the law firm MOOG have agreed to a long-term lease extension at Holzhofallee 15A in Darmstadt. There is an option to extend the lease again subsequently.
As part of the lease extension, MOOG Partnerschaftsgesellschaft is expanding its office space in the building in downtown Darmstadt. The interdisciplinary firm, comprised of tax advisors, lawyers, auditors, and notaries, previously leased approximately 3,050 square meters across five floors, along with 57 underground parking spaces. From February 2029, an additional 350 square meters of office space and six parking spaces in the underground garage, currently occupied by a consulting firm, will be added. This will make MOOG the sole tenant of the property, with a total of 3,400 square meters of leasable space.
“With the long-term extension and simultaneous expansion of the space by the law firm MOOG, we are achieving a clear focus on a single main tenant. The transition from a multi-tenant to a single-tenant structure significantly reduces management complexity and simultaneously increases predictability. By fully leasing to a creditworthy tenant, we are securing a stable, long-term cash flow and sustainably strengthening the property's earnings quality,” says Stefan de Greiff, board member at aam2core Holding AG.
The five-story building, completed in 2009, has two basement levels including an underground parking garage with 68 spaces and is located in the publishers' district southwest of the city center. Luisenplatz can be reached in about 15 minutes by public transport, and the main train station is just under ten minutes away.
