Frankfurt am Main/Cologne, October 2, 2026 – Real estate-focused investment and asset manager aam2core is taking over asset management for an East German residential portfolio comprising approximately 3,400 units. This portfolio consists of 145 properties with a total lettable area of around 204,000 m². The client is the portfolio owner, ACCENTRO Real Estate AG, headquartered in Berlin.

The mandate is part of the "Residential" business area, which is continuing to grow at aam2core AG, and at the same time strengthens the Asset Management as a Service business unit.

It encompasses the creation and implementation of the business plan, the ongoing management of the portfolio, the support of planned investment measures, and assistance with sales. A team assembled specifically for this mandate, comprising portfolio management, asset management, technology, and controlling, consolidates operational responsibility for all locations. The focus is on reducing vacancies, realizing potential rent increases, and the targeted enhancement of the portfolio.

“East German residential properties in medium-sized and small towns are often undervalued on the market. Consistent development of these properties creates value, particularly by reducing vacancies, unlocking rental potential, and strategically upgrading the building structure. This mandate allows us to manage these tasks across the entire portfolio from a single source while simultaneously considering each property individually. In this way, we create a solid foundation for long-term value growth,” says Alexander Rotter, Head of Asset Management Residential at aam2core Holding AG.
“The professional and location-specific development of our portfolio is a key component of our asset management. With our new partner, we aim to stabilize our existing properties through economically sound re-leasing. With aam2core, we have chosen a partner that combines regional market expertise with comprehensive management and can closely support the operational development of the properties,” says Katja Bielecke, CEO of ACCENTRO Real Estate AG.

The properties are located in Saxony, Saxony-Anhalt, and Thuringia. With its offices in Berlin and Leipzig, aam2core has a direct presence in the target region. The portfolio is spread across medium-sized and small towns such as Klingenthal, Königswartha, and Seeland, as well as the larger cities of Halle, Gera, and Dessau-Roßlau. These locations are characterized by stable rental demand. The buildings predominantly date from the 1950s and 1960s. The apartment mix is primarily comprised of two- and three-room apartments.
