aam2core is launching a comprehensive energy-efficient renovation of a residential area in Cologne – Goldbeck is supporting the project as general contractor.

Frankfurt am Main/Cologne, August 12, 2026 – Real estate-focused investment and asset manager aam2core is further advancing the sustainable development of the "Ford" residential quarter it manages in Cologne: With the comprehensive energy-efficient renovation of the properties located in the Niehl district, the company is making a targeted investment in the future viability of the real estate. The first construction work began last month and is expected to be completed in June 2027.


The fully let portfolio comprises a total of 17 apartment buildings with 87 residential units located at Halfengasse 3–23, Hermesgasse 117–121, and Merkenicher Straße 236–240a. The buildings were constructed in the 1960s. The Frankfurt-based real estate company aam2core acquired the residential complex in 2023 through a club deal.


“The energy-efficient modernization of Cologne’s housing stock is a key component of our long-term Manage-to-Green strategy. With this project, we are not only achieving a significant improvement in energy efficiency, but also increasing the quality of life for our tenants. The measures will also be reflected in a lasting reduction in operating costs. Ultimately, this will also increase the value of the properties,” says Stefan de Greiff, board member at aam2core.

As part of the renovation, the buildings are being upgraded to meet the KfW 55-EE standard. In addition, BAFA-subsidized individual measures are being implemented. These include, among other things, the renewal of the facades including insulation, the replacement of all windows, and the insulation of the roofs and basement ceilings. Furthermore, photovoltaic systems are being installed to supply electricity to the new air-to-air heat pumps and the central ventilation system with heat recovery. Thanks to the new heat pumps, tenants will be able to both heat and cool their apartments in the future.

Goldbeck Technical Solutions is responsible for the building envelope during the construction phase. The company is part of Goldbeck, a construction and services company operating throughout Europe. Patrick Möller, Managing Director of Goldbeck Technical Solutions GmbH, explains: “Today, energy-efficient renovations must not only be technically and economically sound, but also function flawlessly during ongoing operations. In this project, we are responsible for modernizing the building envelopes of 17 apartment buildings while the residents continue to live in their apartments. Our aim is to combine energy efficiency, property value retention, and the smoothest possible implementation for the residents. This is precisely where the particular strength of systematically planned renovation projects lies.”

Furthermore, the Cologne-based climate technology expert K3 is responsible for installing the air-to-air heat pumps and ventilation systems in the project. Solis GmbH, also based in Cologne, is implementing the photovoltaic systems stipulated in the ESG action plan.

The Ford residential area is located in the north of the Rhine metropolis. This micro-location near the river remains closely linked to the Ford factories, which have shaped the district for almost 100 years. Cologne's city center and main train station can be reached within approximately 15 minutes by car, while Cologne/Bonn Airport is about 25 minutes away.
