CORESIS wins new tenants for RatsCarrée in Bad Homburg




Bad Homburg, 01.02.2023 - CORESIS Management GmbH of Bad Homburg v.d.H. - a company of aam2core Holding AG - which specializes in real estate investments for institutional and high-net-worth private investors, re-leased around 2,500 m² of space in Bad Homburg's RatsCarrée at the end of last year.


CORESIS won two new, long-term tenants for the property at Rathausplatz 3, 5 and 7 in the health resort. Takko Fashion, one of Germany's largest clothing retailers, is moving into the 4th floor with 1,715 m². In addition, Workrate GmbH, a company specializing in security services, is leasing a further 830 m² of first floor office space. Other occupants of this part of the building, with a total of around 11,000 m² of leasable space, include GECK Vodanovic and the L'ancora restaurant.


The RatsCarrée is part of the special real estate fund "Deutsche Wirtschaftszentren". The fund, initiated by CORESIS Management GmbH and launched on Universal-Investment's platform for institutional investors, invests in attractive German office and administrative buildings in A and B cities.


Christine Pawlik, asset manager at CORESIS, said:


"With the new leases, we are realizing our approach of realigning RatsCarrée as a multi-tenant property. For a long time, the property was used almost exclusively by Fresenius. We are now diversifying the tenant structure and at the same time strengthening cash flow in the long term. The space can be used to implement the new working environments often desired by tenants, with open space and numerous communication zones. We wish our new tenants a good start."


Following the departure of long-time anchor tenant Fresenius, around 7,500 m² of office space is still vacant at Rathausplatz 3,5 and 7. The spaces can be designed flexibly. The building features state-of-the-art equipment, floor-to-ceiling windows, a landscaped courtyard and a roof terrace in the heart of Bad Homburg's city center.


Bad Homburg's main shopping street, Louisenstrasse, and the train station are only a few minutes' walk away. In addition to the gastronomy on the first floor, there are numerous restaurants in the immediate vicinity. The town hall with shopping gallery is directly across.
